Here's what our surveyors know about Acton property that you won't find in a national firm's report:

• Acton Town and South Acton: The Victorian terraces here are beautiful but often have issues with original drainage, clay shrinkage, and previous DIY conversions. A Level 3 survey is almost always worthwhile.
• North Acton: Close to the underground station, this area has seen a wave of new build development. We carry out snag lists on many of these properties and know which developers deliver high-quality work — and which don't.
• East Acton: The interwar housing here is generally solid, but many properties have had extensions added without building regulations approval. We know what to look for.
